Understanding Your Roof Warranty: What Is and Is Not Covered

A clear breakdown of manufacturer warranties, workmanship warranties, and the common exclusions that can leave homeowners unprotected.

A roof warranty is only as valuable as your understanding of its terms. Many homeowners assume their warranty covers everything, only to discover critical exclusions when they file a claim. Here is what you need to know.

Manufacturer Material Warranty

This warranty covers defects in the roofing material itself. If shingles crack, delaminate, or fail prematurely due to a manufacturing defect, the manufacturer will provide replacement materials. Most manufacturer warranties last 25 to 50 years, but the coverage often prorates after the first 10 to 15 years.

Typically covered:

  • Manufacturing defects in shingles, tiles, or panels
  • Premature granule loss (asphalt shingles)
  • Premature cracking or splitting
  • Typically NOT covered:

  • Damage from improper installation
  • Normal wear and tear
  • Storm damage, falling objects, or foot traffic
  • Color fading from UV exposure
  • Workmanship Warranty

This warranty comes from your roofing contractor and covers the quality of the installation itself. If a leak develops because flashing was installed incorrectly or shingles were not properly nailed, the workmanship warranty covers the repair. These warranties typically range from 2 to 10 years, though some premium contractors offer longer terms.

    What Voids a Warranty

Several common actions can void your roof warranty entirely. Pressure washing asphalt shingles, walking on tile roofs, installing satellite dishes without proper flashing, and failing to maintain gutters can all be cited as reasons to deny a claim. Always read the maintenance requirements spelled out in your warranty documentation.
